Paradise SE11, London’s first fully timber-constructed, all-electric office building, has officially opened in Vauxhall, marking a significant milestone in sustainable commercial development. Developed by Bywater Properties, this six-storey, 63,250 sq ft office space is not only the lowest carbon-emitting building of its kind in the city but also a beacon for future-focused investment in the borough.

Unmatched Sustainability Credentials 

Paradise SE11 is a testament to innovative, low-carbon construction: 

  • Timber Structure: Utilizing Cross Laminated Timber (CLT) and Glulam, the building locks away approximately 60 years of tenant operating emissions, significantly reducing its carbon footprint. 
  • Embodied Carbon Savings: The project achieves a life cycle carbon footprint of 491kg CO₂e/m², surpassing the RIBA 2030 target of 750kg CO₂e/m² by 31%, and the 2020 GLA target by 59%. 
  • Energy Efficiency: Equipped with 250m² of photovoltaic panels and efficient heat pumps, the building operates on zero-carbon electricity, aiming for a BREEAM 2018 Outstanding rating and an EPC A certification. 
  • Wellness Features: Incorporating openable façades for natural ventilation, CO₂ detectors for air quality monitoring, and abundant natural light, the design prioritizes occupant health and well-being. 

Economic and Community Impact 

Beyond its environmental achievements, Paradise SE11 contributes significantly to Lambeth’s local economy: 

  • Job Creation: The development has generated approximately 700 full-time jobs, with an Employment and Skills Plan targeting 25% of these roles for Lambeth residents, fostering local employment and skill development. 
  • Affordable Workspace: The building provides 6975 sq ft of affordable workspace, supporting local entrepreneurs, start-ups, and small businesses and ensuring inclusive economic growth. 
  • Heritage Preservation: The project includes the restoration of a Grade II-listed wall.
