New investment opportunity at Westbury Estate
Lambeth Council’s plans to expand the Westbury Estate are advancing, with 64 new affordable homes already delivered at social rent, offering stability for local residents in need. Now, the council is seeking a Development Partner to drive the next phase of growth at the estate off Wandsworth Road, as part of the council’s refreshed New Homes Programme.
This initiative, centered around Accountability, aims to address the borough’s housing shortage through strategic collaboration and investment opportunities.
Cllr Danny Adilypour, the Council’s Deputy Leader and Cabinet Member for Housing, Investment, and New Homes, emphasised the importance of this project in meeting local housing demands.
This project aligns with Lambeth’s core value of Ambition and is a strategic opportunity for developers looking to invest in a borough with a clear plan for sustainable and inclusive growth. The partnership offer will be advertised through the Find a Tender Service portal this Autumn, with a projected completion in 10-12 months. The Council expects partners to align with the following objectives:
- A residential-led development that adheres to the Local Plan, prioritizing affordable housing with social rent as a key tenure focus.
- A commitment to net zero-carbon development, targeting at least a 50% carbon reduction in line with the London Plan.
- Excellence in resident engagement and consultation to foster a collaborative process.
- Implementation of a comprehensive community engagement and consultation plan.
- Delivery of a robust programme of community benefits.
The procurement of a development partner for Westbury Estate is an integral part of achieving Lambeth’s Housing Strategy 2024-30, which prioritises the creation of over 500 new affordable homes by 2030.
This opportunity invites developers to contribute to a residential-led, net zero-carbon development, with social rent as a focus, following Lambeth’s Local Plan and values of Ambition and Accountability. Partners will also ensure community engagement and deliver local benefits.
