Somerleyton Road – Phase 2
Lambeth Council has plans to build more than 320 new homes in Brixton as the second phase of a scheme that has already delivered one of London’s newest theatre spaces and affordable workspace for local businesses.
The Somerleyton Road scheme will deliver new social rent homes for local families on the waiting list, a new extra-care facility for residents with social care and support needs and a new community space to replace the existing provision.
The council is seeking a development partner for the next phase of the Somerleyton Road project, which has already seen Brixton House Theatre built and the locally listed Carlton Mansions refurbished.
A report considered by Lambeth’s Cabinet on Monday, 24th July, sets out the objectives that the council will seek from any development partners, including net-zero carbon development and employment opportunities for local people. The project will also improve the local area and bring wider social value benefits to local communities.
A few words
Councillor Danny Adilypour, Lambeth’s Cabinet Member for Sustainable Growth and New Homes, said: “This important scheme is a key opportunity for us to deliver much-needed affordable housing and transform this part of central Brixton. Our commitment to accelerate the delivery of new affordable homes will be reflected in this important scheme at a time when too many residents are impacted by the national housing crisis.”
“We’re doing what we can to get more homes built, despite the challenges of rising building costs, the post-Brexit shortage of workers and rising interest rates creating uncertainty in the economy. Our ambitions for this scheme are to create high-quality and genuinely affordable homes sustainably and to create safer and healthier public spaces.”

A Community Focus
The ‘Meet the Bidders’ day will allow the local community to receive presentations from potential development partner bidders of the Somerleyton Road Project. Bidders will share their understanding of the context of Brixton and how they intend to carry out engagement and co-design activities for this development, should they be selected. The day will be facilitated on behalf of the Council by Make: good, an architecture and design studio involving people in shaping neighbourhood change, who will oversee the timetable and help chair each Meet the Bidder session.
You must be over 16 years old, and no experience is required, as a clear briefing will be provided by make: good about the day and your role in advance. We are looking for up to 12 people for our stakeholder panel and are interested to know why you want to apply and your connection to the Brixton Windrush Ward. We will ensure that the panel is representative of the local area and will be prioritising ward residents in the first instance.
The ‘Meet the Bidders’ day is expected to occur in late January/early February 2024. Applications are open until 5 pm on 26th November 2023.
